Hire Terms

Version 7.2 — 25 August 2026

These terms apply to every hire booked through this website. The version you accept at booking is the version that applies to that booking. We may update these terms from time to time; changes will be published on this page and apply to bookings made after publication.

1. Who we are, and who you are dealing with

This website and its booking system are operated by Semseo Ltd., a company registered in England and Wales, company number 04421060, registered office 3 Shadsworth Close, Mossley, Ashton-Under-Lyne, OL5 9DA. Shared Tenure (sharedtenure.com) is a brand and website operated by Semseo Ltd., not a separate company. You can contact us at info@semseo.uk.

Any hire is a direct agreement between you (the hirer) and the asset's managing organisation or owner (the provider). Semseo Ltd. operates this website and the booking system. Semseo Ltd. is not the owner, hirer or operator of any asset, and does not inspect, insure or guarantee any asset.

Business or private owner. Each listing states whether the provider is a business or a private owner. Where the provider is a private owner, your hire is a private agreement between individuals, and the consumer protections that apply when you buy from a business (such as those under the Consumer Rights Act 2015) do not apply to it. Your other legal rights are unaffected.

2. Provider verification

Providers taking payment through this site must first complete Stripe's identity verification requirements for their payment account; a provider that has not completed them cannot offer paid bookings. This verification is carried out by Stripe, not by Semseo Ltd., and is not an endorsement or recommendation of any provider.

3. Booking and acceptance of these terms

These terms are displayed with every hire listing. The booking system will not take payment unless you have positively confirmed your acceptance of them. We record the date, time and version of the terms you accept against your booking. Acceptance records are kept for six years from the later of the end of the hire or the final payment or refund on the booking, unless they are needed for a live or reasonably anticipated claim or complaint; our privacy policy gives full details of what we keep and for how long.

4. Payment — not released until after your hire starts

Your payment is taken at booking and processed by Stripe into the provider's payment account, but it is not available for payout to the provider until 48 hours after your hire starts. The release is controlled by the platform: if you report a problem before release, the payout is paused (see "Problems with a hire"). Your payment through the platform discharges what you owe the provider for the hire. Semseo Ltd. does not hold your money at any point; its commission is charged to the provider. "Stripe" means Stripe Payments Europe / Stripe Payments UK, the regulated payment institution processing payments on the platform.

Payments made outside the platform fall outside the platform's payment, payout-hold and dispute processes — for your own protection, never pay a provider directly.

5. Cancellations

Cancellations are governed by the provider's own cancellation terms shown with the listing. Because hires are booked for a specific date or period, the 14-day "cooling-off" cancellation right that applies to some online purchases usually does not apply to a hire; the listing will confirm the position before you book.

6. Problems with a hire

If there is a problem with your hire, report it to us as soon as possible, and in any event before the payout is released (48 hours after your hire starts), using your booking page or the contact details above.

When you report a problem before release, the payout is paused and both you and the provider are invited to provide information. Expect to be asked for information that supports your report — such as photographs, messages or booking records — and provide it within 5 days of being asked; the provider is expected to cooperate in the same way. Each of you will be given the substance of what the other has provided and an opportunity to respond.

Acting reasonably and in good faith on the information reasonably available to it, Semseo Ltd. then decides one thing only: whether the booking payment is released to the provider or refunded to you. We aim to decide within 10 days of your report, and we will give both of you brief written reasons. The decision and its reasons are recorded.

This decision concerns only the movement of the booking payment. It is made without prejudice to the legal rights of either party: Semseo Ltd. does not adjudicate any other claim between you and the provider — including damage claims — which remain matters between you and them, and nothing in this process or these terms reduces any legal rights you have against the provider or against us.

7. Refunds

Where a refund is due under the provider's cancellation terms, or a reported problem is resolved in your favour before release, the refund is made to your card from the booking payment. Once the payout has been released to the provider, any further refund obligation rests with the provider under its terms and your legal rights, which these terms do not reduce.

8. Damage deposits

Where a damage deposit is taken it is held to cover loss of or damage to the asset during the hire under the provider's terms. The provider must give you evidence supporting any charge made against a deposit, at or before the time the charge is made.

Unless the provider has notified a claim against the deposit within 7 days of the end of the hire, the deposit is released in full within that period. Where a claim is for less than the full deposit, the balance is released.

Any deduction or claim is a matter between the provider and you; Semseo Ltd. processes the deposit hold and any release or charge on the provider's instruction and is not the arbiter of a damage dispute.

9. Insurance and suitability

The provider is responsible for holding appropriate insurance for the asset and its hire, and for satisfying itself that a hirer is competent and authorised to use the asset safely. The hirer is responsible for using the asset safely, lawfully and in line with any operating instructions given, and for any insurance the provider requires of them. Semseo Ltd. provides no insurance of any kind, and the payment hold is not insurance, a trust, client money or participation in any compensation scheme.

10. Condition and safety

The provider is responsible for the asset being fit and safe for the hire. Semseo Ltd. does not check the condition, safety, roadworthiness or seaworthiness of any asset.

11. Suspension

Semseo Ltd. may decline or suspend a transaction, or delay the release of a payout, where it reasonably considers this necessary for fraud prevention or investigation, chargebacks, identity or account verification, compliance with a legal or regulatory request, or sanctions or anti-money-laundering obligations.

12. Processing delays

Payouts and refunds depend on Stripe and the banking system. A payout or refund may be delayed where Stripe requires it (including reserve, verification or compliance actions on a provider's account), where banking systems delay it, or where a legal or regulatory obligation requires it. Semseo Ltd. is not responsible for such delays.

13. Information sharing and privacy

We share the contact and booking information needed to administer the hire between you and the provider. Our privacy policy explains what we share, who receives it, how long we keep it, and your rights.

14. Our liability

The hire itself. To the fullest extent permitted by law, Semseo Ltd. accepts no liability for any loss, damage, injury or cost arising from the hire, from the condition or use of any asset, or from any act or omission of a provider or hirer.

Our own service. If we fail to provide the booking and payment-administration service with reasonable care and skill, we will re-perform the affected part of the service or, where that is not possible, our total liability to you in connection with a booking is limited to the amount of the booking payment for the hire concerned.

What is never excluded. Nothing in these terms limits or excludes any liability that cannot be limited or excluded by law, including liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation.

15. Complaints

If you are unhappy with our service, contact us at info@semseo.uk. We will acknowledge your complaint promptly and aim to give you a final response within 15 working days.

If we cannot resolve your complaint through this process, we will confirm this to you in writing, give you the name and website address of a certified alternative dispute resolution provider competent to deal with it, and tell you whether we are prepared to use it. We are not obliged to use alternative dispute resolution. Making a complaint does not affect your legal rights.

16. General

These terms are between you and Semseo Ltd. only, and no one else may enforce them. If any part of these terms is found to be invalid or unenforceable, the rest continues to apply. A delay in enforcing these terms is not a waiver of them. These terms apply equally where you hire in the course of a business, except that rights the law gives specifically to consumers apply only to consumers.

17. Governing law and jurisdiction

These terms, and any hire booked through the platform so far as it concerns us, are governed by the law of England and Wales. The courts of England and Wales have non-exclusive jurisdiction. If you live in Scotland or Northern Ireland, you may also bring proceedings in your local courts, and you keep the benefit of any mandatory consumer protections of the part of the United Kingdom in which you live.
